Switching letting agents in St Albans.
Changing agent doesn’t end your tenancy, so your tenant can stay put while the management moves. Here’s what to check first and how it works.
Check your current agreement first
Before you give notice, read your agreement with your current agent and look for:
- the notice period
- any fee for leaving
- whether any fees carry on while the same tenant stays
Not sure what it means? Call us on 01727 761816 and we’ll talk it through with you.
How the move works
- Talk to us. We’ll tell you what we need to take over, and answer your questions before you commit.
- Give notice. You give your current agent written notice, in line with your agreement.
- Hand over the paperwork. That includes the tenancy agreement, deposit protection details, gas, electrical and energy certificates, the inventory and rent records.
- Tell your tenant. They need to know who to contact, and where to pay the rent from the changeover date.
- We take over. Under Fully Managed, we then look after rent collection, inspections, repairs and the deposit.
What it costs
Our takeover fee is £250 + VAT (£300 inc. VAT), the same as our normal set-up fee, and it’s charged when the new tenancy agreement is signed. It also applies if the same tenant stays and no new tenancy agreement is signed. Fully Managed is then 10% + VAT of the monthly rent (12% inc. VAT). Every fee is published here.
Questions about switching
Will my tenant have to move out?
No. Changing your agent doesn’t end the tenancy by itself.
What happens to the deposit?
It must stay protected throughout. We’ll check how it’s held at the moment and what needs to happen when the management moves.
Could I end up paying two agents?
Possibly, depending on your current agreement, which is why it’s worth checking the notice period and any continuing fees before you give notice.
How will I know you’re the right fit?
Talk to us first. We’re a small lettings-only team on The Quadrant in Marshalswick, a real person answers the phone, and our fees are published in full. You can also get our Terms of Business.
